Quality check & sign-off
Before we hand it back, we walk the project with the contractor, document the finished state with photos, and verify everything is ready for the next tenant.
How It Works
A simple five-step process
- Walk-through. We meet at the property and discuss your goals and budget.
- Recommendations. Within a few days you get a written scope of work with priority levels and rough cost estimates.
- Vendor sourcing. We solicit quotes from our trusted contractors and bring you the best value.
- Scheduling. We coordinate timing around your tenant move-out, vacancy window, or current lease.
- Supervision & completion. We supervise the work, manage change orders, and hand back a documented, ready-to-rent property.
EPA Lead-Safe Certified Firm
Important if you own a property built before 1978. We follow EPA Lead-Safe work practices on all qualifying renovations, which protects tenants and protects you from liability.

Golden Key Properties, Inc may assess a project supervision fee based on the size and scope of the project. Existing property management clients can consult their Property Management Agreement for the specific fee schedule. New clients receive a full quote before any work begins.
